Buildings cause 27% of Swiss CO2 emission. There are around 1.75 million residential buildings in Switzerland, around 57 percent of which are single-family houses. Of these, around 350,000 individual houses have not yet been renovated. There are also around 480,000 multi-family-houses. Around 50% of CO2 emissions are caused by multi-family-houses, as around 35% are caused by single-family houses.
Usually a building owner is not prepared to pay a lot of money for individual preliminary studies. With the help of digital transformation and the increasing availability of publicly available data, such analyzes must be automated and made easily accessible to the owners at the same time. The decisive step after becoming aware of the need to reduce CO2 emissions is convincing to act. As a rule, this can only be achieved through economic arguments by savings of operational cost and rentability of their specific investment. For this purpose, the potential and concrete possibilities of refurbishment must be shown.
The economic optimum of a refurbishment is achieved by an optimal coordination of the structural improvements with the replacement of the fossil heating system, taking into account all life cycles. At the same time, the optimum can be achieved by taking also into account the neighboring environment or the existing district heating supply. All those possibilities need to be calculated automatically in an digital process with few hours of human expertise to get the best result at low study cost.
The benefit of this digital consultant in the strategic pre-phase is not only that it is a low-cost consultancy but also keeps independency of specific consultants or installing companies that offers no-cost/low-cost consultancy as acquisition in early phase. Overall the building investors first steps of finding an optimal refurbishment strategy is clearly simplified.
Specifying potential opex savings and profitability of different refurbishment strategies drive real estate investors to start energetic building improvements to lower CO2 emission in buildings. A digital assisted consultancy process is being developped.
